How Do you know a House nEeds A new ROOF?

aA roof is one of the most fundamental parts of a building. It keeps weather, cold and critters out and warmth and property inside a building. It's obvious that when a roof has problems it is a critical situation. But it's not always simple to determine when a roof needs work, like when there is a major leak or a structural failure. It is essential to identify problems with a roof as soon as possible; the longer a problem remains unaddressed to more costly and extensive solutions will be, regardless of which roofing contractor you call.

Alongside major leaks, minor leaks are an important signs. A small leak can get bigger. When you take a chance on getting a leak looked at, even a small one, really you are taking your chances with any property that could be damaged with water and for most of us that's most everything inside of our homes and businesses. Any sign of a leak should be attended to immediate by a professional roofer. Service calls with us are much more affordable than replacing all of your stuff.

A sagging ceiling could indicate a roof leak as well. This is because water could be penetrating the shingles and decking into any insulation and becoming absorbed by the ceiling.  If when you poke the roof it is water logged that is a sure sign that water is coming from somewhere, and it's likely the roof. You should never wait until there is enough water being absorbed by the ceiling that drips make into the inside of a building. It should be attended to asap, which would save on damage and the cost of roof repair.

Another indication of moisture making it to the ceiling  are streaks or stains on the ceiling or the walls, especially when the stains or streaks start at the top of the wall and stretch downward. Though there may not be apparent leaks, those streaks and stains are the result of water and based on their location, the water is coming from above.

Light shining through the roof boards from an attic or upper level room that is directly beneath the room with not inside lights on means light from outside is making it inside. The cause of this could be that there is damage to the roof shingles or another part of the roof. In this case the roof is probably also leaking. The roofing needs to be replaced or repaired in this case.

The typical asphalt shingle roof lasts about 20 years. Depending on other conditions it can last longer that that but 20 years is when it's important to start paying closer attention to the condition of a roof. A good rule of thumb is other similarly aged roofs in your area. If those roofs are being replaced or repaired, it a good idea to have yours looked at by a roofing contractor even if you haven't experienced any problems with it.

Asphalt is the most common roof shingle type (partly because it the cheapest material). Wood is also a very common roofing type. Because wood is an organic material it can rot and decay over time, especially with rain and weather, they are the breeding grounds for rot and bacteria. Asphalt shingles are not made of organic material but become brittle and break down over time. A regular roof inspection can catch curled, crumbling or cracked shingles before the cause big problems.

Excessive deposits in a gutter can also imperil a roof too. What happens is granules from crumbling shingles form in a gutter. Instead of granules pieces of the shingles may also accumulate in a gutter. Gutters should be checked regularly. Gutter review is a regular course of a roof inspection.

Moss growing on shingles is also a warning sign. This is because moss can hold onto moisture which is damage shingles. Moss can be removed with brushing or removed professional by a roofing company with specialized tool depending on the severity. A professional roofing company can also inspect your roof while they're up there too.

Wind and hail can also cause damage to roofing. Though shingles are secured in place and quite heavy, storm force winds can blow them out of place. The same goes for hail. Small dimple and dents in shingles can be the beginning of holes through which water can seep through causing links. Roof repair can be successful in these cases if the issue is caught soon enough.

Flashing are pieces of metal, tar or cement used around skylights, sun tunnels chimneys and any other company on a roof to which roofing material cannot be directly applied. Flashing seals these areas off so that water cannot penetrate the roof. If flashing is installed incorrectly or fails, water can get thorough a roof and inside a building. Flashing is relatively simple to replace.
